The main CMDA and DTCP difference is the name itself. The full form of CDMA is Chennai Metropolitan Development Authority whereas, DTCP stands for Department of Town and Country Planning.

DTCP

• 1. Most states have a country planning, urban planning authority.
• 2. It offers building approvals for the use of land
• 3. It is required to construct any property
• 4. It is easier to get approval in comparison to standard real estate permits.
• 5. It does not have a validity limit.
• 6. Without DTCP approval of land, building layout will be considered to be unauthorised.

CMDA

• 1. It is operational in Chennai only
• 2. It offers building approvals for residential, industrial, commercial use, institutional and other zones.
• 3. It is required to construct multi-storied and special building
• 4. It is difficult to get approval in comparison to standard real estate permits.
• 5. It is valid for a period of three years.
• 6. Without CMDA approval, the building will be considered to be unauthorised.
